Torre 411 is inaugurated in Monterrey with an investment of 1.2 billion pesos
Monterrey, NL. Despite the fact that the pandemic slowed down the Torre 411 mixed-use project for a few months, Proyectos 9 and Invermar opted for Monterrey and the downtown area, and this 28-story building was inaugurated, consisting of a 5-star hotel, offices and shopping centers, which required an investment of 1,200 million pesos.
“Torre 411 is a symbol of innovation, transformation, development, strength and hope, all of these are values of Monterrey residents. We overcame several challenges, we went through a pandemic that changed the way we work and do business (...), this was not an impediment to fulfilling our purpose of inaugurating this tower”, commented Nicolás Mariscal Torroella, Chairman of the Board of Grupo Marhnos.
"We believe in Mexico" he said and explained that the easy way was to sell the land and capitalize on it, and the hard way was to take risks, find the best partners, form alliances, and work for this project that has the potential to benefit many people in the medium and long term.
“This is how our partners, Proyectos 9 and Invermar Group, embarked on this adventure that has been so worthwhile. I also want to say that this project is due to the work of my brother José Ignacio, for this we took into consideration the Development Plan of the center of the city of Monterrey and opted for a building that would be an icon in the area and that would house offices of avant-garde and a five-star hotel, from the Brisas chain”, emphasized Nicolás Mariscal.
He commented that the Consulate of the United States Embassy used to be in this space, a project that 40 years ago, the American Union entrusted to Marhnos.
For his part, José Lobatón Bernard, general director of Projects 9, explained that nine levels of the tower will be occupied by a 220-room hotel of the Grupo Brisas Galeria Plaza brand, with a business category, a brand that has various hotels on the beaches of Acapulco, the Riviera Maya, as well as Mexico City.
There will be nine floors for corporates, with spaces of 1,500 square meters, where the Grupo Proeza corporate will be, which will occupy two floors of the building and the lease of other floors is about to start.
“We are sure that the 411 proposal will be able to absorb the demand for offices that will decrease in the coming years, but due to the characteristics that 411 has in its location, in the efficiency of its plants and in its strategy, we will be able to capture the demand of offices that will come in the next few years”, expressed Lobatón Bernard.
For his part, José Ignacio Mariscal Torroella, president of Invermar, a partner in the project, pointed out that the tower is located on a 3,800-square-meter plot of land in the center of the city, which gives it extraordinary accessibility.
He explained that the office of Landa y Martínez completed the Torre 411 project. For its construction, the tower required 5,200 tons of steel and 33,000 cubic meters of concrete, supplied by Cemex.
"The foundation was quite a challenge, but it is guaranteed, and of course the seismicity indices were complied with, according to the area in which the property is located," said José Ignacio Mariscal.
